Denver Fence Guys has published guidance on how expansive clay soils affect fence post stability, timed to the late-summer period when soil moisture swings across the Front Range are most pronounced. The company reports that a substantial share of the repair assessments it performs at this point in the year trace to ground movement rather than to failure of the fencing material itself.
Expansive clay soils occur widely across the Denver metropolitan area and the surrounding Front Range corridor. The Colorado Geological Survey has documented swelling soils as a persistent regional condition affecting foundations, flatwork and other embedded structures. These soils take on water during rain and snowmelt and expand in volume, then shrink and crack as that moisture leaves them.

The cycle exerts both lateral and vertical pressure on anything set into the ground, fence posts included. A fence installed plumb and level can begin to lean, bow, or open gaps between panels within a few seasons. Gates commonly show the first symptom, binding against the frame or failing to latch after a post has shifted only slightly from its original position.
Timing intensifies the effect. The National Weather Service notes that monsoonal moisture typically reaches Colorado from July into September, and the drier autumn that follows completes a pronounced wet-dry cycle within a single season. Properties that see concentrated runoff, whether from roof drainage, irrigation or grading that directs water toward a fence line, tend to experience the swing more sharply than those where moisture is distributed evenly.
Footing depth and diameter both influence how a fence holds up. A shallow footing sits entirely within the active zone of soil that swells and contracts most severely, which means the full force of the cycle acts directly on the concrete. Setting posts below that zone reduces the lateral force acting on the footing. Drainage at the base of each post limits how much water reaches the surrounding clay in the first place. Appropriate depth varies by site, since soil profile, drainage patterns, fence height and wind exposure all bear on it, and no single figure applies across every property.
Post material matters as well. Wood intended for ground contact is rated under the American Wood Protection Association Use Category system. UC4A covers general ground contact applications, while UC4B applies to conditions with higher decay potential, and the two categories carry different preservative retention levels. The distinction is relevant in clay soils, where moisture is retained against the post for longer periods than in soils that drain freely.

Distinguishing soil movement from material failure also shapes what a repair involves. Damage confined to pickets and rails is surface level and can be addressed without disturbing the rest of the run. A post that has shifted is a structural condition, and the fence above it will often appear entirely sound while the section continues to move. Assessments that stop at the visible damage tend to miss the second case.
The company conducts site assessments before installation to evaluate soil conditions and determine post depth and material for each property. Pribyl noted that the assessment carries particular weight on replacement work, since an original installation that failed may not have accounted for the conditions that caused the failure.
“Repeating the same approach in the same soil tends to produce the same result,” Pribyl said.
For property owners noticing leaning posts, widening gaps between panels, or a gate that no longer closes cleanly, those signs frequently indicate soil movement rather than a defect in the fencing material. Identifying the underlying cause allows for a targeted repair rather than a surface fix that leaves the condition in place. Property owners inspecting a fence line can check whether posts remain plumb, whether gaps have opened unevenly along the run, and whether gate hardware still aligns as it did at installation.
